I tried dealing with other agents, but I’m glad I ended up talking to Andy. My experience with other agents resulted in estimates which tended to fall well under the bracket I was hoping to receive for the property. This is based on my independent valuation which I got prior to approaching agents and going on the market which costed me around $500.
What the agents recommended that I put the house on the market for in retrospect to the valuation, was way far lower than what actually had been based on my own research. It was $100,000 less than my actual valuation. The agents that I dealt with were underquoting me a lot less than what my official valuation said.
Then I interviewed Andy using the same strategy with asking him exactly the same things. I took notes and when he left I was confident that he was attuned to where I was when it came to the evaluation of the house. The difference between Andy and the other agents I felt was that Andy was more genuine. He answered my questions more sincerely. He was quite happy to provide the information and when he didn’t know something, he was quite happy to say he didn’t know. That gained me his respect because of that. I found with other agents sometimes that if they couldn’t answer a question, I felt that I was being misled. It’s something that’s not evidential or factual. Therefore, I referred back to Andy each time.
The other agents told me there was no money upfront for advertising but they did make it clear that if I went to auction, for example and that didn’t eventuate the way we would hope, or hit a reserve, that I would be liable for certain amounts of monies and what not.
Whereas Andy from Lewis Realty came in and said, “Listen, there’s nothing upfront. We do this your way.” He was happy to process the property according to my expectations and no arguments. The rapport and the relationship that was established along the way really helped. I don’t think that could have been superseded at the time by another real estate.
